What Is an EOI in Real Estate? A Bangalore Buyer's Guide to Pre-Launch Registration

Contents

If you’ve been following new launches in Whitefield, you’ve probably seen the same line on project pages: “EOI open; register for priority allotment.” It sounds important, but many buyers aren’t sure what they’re signing up for. Is it a booking? Does it lock a price? Can you walk away?

This guide explains what an Expression of Interest (EOI) actually is, what it isn’t, and how to use it well, with a current example from Whitefield.

What does EOI mean in real estate?

EOI stands for Expression of Interest. It is a way of telling a developer, “I’m seriously considering a home in this project, and I’d like to be contacted first when sales open.”

An EOI is not a purchase and not an allotment. It doesn’t give you a specific apartment or a final price, and it doesn’t replace a formal booking or an agreement for sale.

Why do developers collect EOIs before launch?

Before a project is formally launched, the developer still needs to complete approvals, finalise pricing and open sales in an orderly way. An EOI list helps them in three ways:

Gauging demand for each configuration before inventory is released

Managing who gets first access when units open

Planning the launch around real buyer interest rather than guesswork

For you as a buyer, the benefit is early information and, usually, an earlier chance to choose a unit once sales begin.

EOI vs booking: the difference that matters

RERA registration

May be pending

The project must be registered.

Under RERA, promoters are restricted from formally selling units until the project is registered. That’s why an EOI at this stage is an expression of interest, not a sale. Always check a project’s status on the Karnataka RERA website before paying any significant amount.

A real example: Sobha Windsor Phase 2 (Sobha Liora)

Take a project currently at the EOI stage. Sobha Windsor Phase 2, presented under the project name Sobha Liora, is a planned residential development in Whitefield with these details:

3.20 acres with 213 residences across 3 wings

3 basements plus ground plus 17 floors

3 & 4 BHK homes from roughly 1,770 to 2,402 sq. ft.

A 7,400 sq ft clubhouse and an 18-metre access road

Indicative pricing from ₹3.79 Cr onwards

The launch is expected in October 2026.

Notice how the page describes pricing as indicative and RERA registration as pending. That’s what an EOI-stage project looks like, and it’s a useful benchmark. If a page claims fixed prices and a guaranteed allotment before registration, be cautious.

Who should register an EOI?

An EOI makes sense if:

You’re an upgrader. If you already live in Whitefield and want more space, a larger home nearby may suit you. Compare it with the completed Sobha Windsor Phase 1, which is ready to move in.

You can wait. Pre-launch projects need patience, since possession is years away.

You want first access to unit choices such as floor and facing.

It may not suit you if you need to move in within a year. A ready or near-ready community is the safer choice then.

Five questions to ask before you register

What is the project’s RERA status?

If it isn’t registered yet, when is registration expected?

Is any money collected at the EOI stage?

If yes, how much, and what are the written terms?

Is pricing fixed or indicative?

Ask what could change it, such as floor-rise charges, parking or taxes.

What are the exact unit sizes and counts?

Compare them against the project’s own documents.

What is the expected launch and possession timeline?

Ask what happens if the launch slips.

Get answers in writing where you can. A genuine project team will be comfortable with these questions.

Common EOI mistakes to avoid

Treating EOI as a booking. It doesn’t guarantee a unit.

Paying without written terms. Never hand over money without a receipt that states its purpose and conditions.

Ignoring total cost. The headline per sq ft rate is rarely the full price.

Skipping location research. Whitefield connectivity varies by pocket, so visit the site and check commute times. Our guide to Sobha projects in Whitefield compares the options in the area.

Frequently asked questions

Is an EOI legally binding?
Generally no. It records your interest without committing you to buy. Always read the terms of any form you sign.

Does an EOI guarantee me a unit or a price?
No. Allotment and final pricing are confirmed only when sales formally open.

Can I cancel an EOI?
Terms vary, so ask for the cancellation and refund position in writing before you pay anything.

Where can I see other Sobha launches in the city?
You can browse all current options in our Sobha projects in Bangalore overview.

The bottom line

An EOI is a low-pressure way to get early access to a project you’re serious about, as long as you understand it’s not a booking and you ask the right questions first. If Whitefield is on your list, you can register your interest in Sobha Windsor Phase 2 and compare it with the completed Phase 1 before deciding.

Pricing and project details mentioned are indicative and subject to confirmation by the developer. Please verify RERA registration and all terms directly before making any payment.

Where Is Sobha Expanding Next in Bangalore? Hennur Road & Hoskote, Compared

Sobha One World Payment Plan and RERA: A Buyer's Guide

Contents

Bangalore’s growth has never really moved in one direction at a time, and Sobha’s current pipeline reflects that clearly. Two of the developer’s more significant upcoming projects right now sit in corridors that, on paper, couldn’t be more different — Hennur Road in North Bangalore and Hoskote on the city’s eastern edge. Both are pre-launch or early-stage, both are large-scale, and both are being watched for different reasons.

If you’re trying to decide which part of the city deserves your attention, here’s a detailed, honest comparison of what each corridor actually offers.

Phase-wise

*Figures are tentative, pre-launch estimates and subject to change by the respective developer announcements. Hoskote’s per-sq.-ft. figure assumes entry pricing applies to the smallest listed unit size — Sobha hasn’t published a full size-wise price table for this project yet, so treat it as directional only.

A quick read of that table: Hennur comes in slightly cheaper per square foot at entry level, largely because it’s a smaller, denser development closer to already-established infrastructure. Hoskote’s much larger 300-acre canvas trades that density for scale and a longer growth runway.

Hennur Road: Dense, Connected, Closer to the IT Belt

Sobha Hennur is planned around 12 residential towers across 24 wings, with a separate block for office space, service apartments, and a retail/food mall built into the same development — close to 4,000 homes once complete.

Connectivity:

Manyata Tech Park approximately 12–15 minutes

Kempegowda International Airport — approximately 30 minutes via Hennur-Bagalur Road

Hebbal flyover — already operational, easing access to central Bangalore

Metro — Blue Line extension planned for the corridor

This is a corridor that’s already fairly built-up — you’re buying into existing convenience rather than betting on infrastructure that hasn’t arrived yet.

Hoskote: Scale, Industrial Momentum, and a Longer Growth Runway

Sobha One World takes a fundamentally different approach — a 300-acre township (Phase 1 covering 48 acres) in Hoskote, East Bengaluru, positioned at the intersection of NH-75 and the city’s eastern industrial belt.

Connectivity:

Whitefield IT corridor — roughly 15–20 minutes away

Kempegowda International Airport — connects via Budigere Road, commonly cited around 40–45 minutes depending on traffic

Krishnarajapuram and Whitefield railway stations provide additional rail access

Hoskote also sits near established industrial and manufacturing hubs (auto majors and ancillary units), which supports local employment demand independent of the IT sector

Hoskote has increasingly been compared to Whitefield’s own early growth trajectory — a quieter, more spacious corridor today that’s expected to densify as planned infrastructure comes online over the next several years. That’s a materially different kind of bet than Hennur Road: you’re trading immediate convenience for scale and a longer timeline.

Infrastructure to Watch in Each Corridor

Pricing today is only half the story for a pre-launch purchase — what gets built around the project over the next 5–10 years usually matters more for long-term appreciation. Here’s what’s actually planned (not yet delivered) in each corridor:

Hennur Road:

Blue Line Metro extension

Peripheral Ring Road (PRR), which is expected to improve east-west connectivity across North Bangalore

Hoskote:

Satellite Town Ring Road (STRR)

Bangalore–Chennai Expressway (NE7), currently under construction

Proposed Purple Line metro extension

Peripheral Ring Road (PRR), the same project benefiting Hennur Road from the eastern side

Worth noting: none of these projects currently has a confirmed completion date, and large infrastructure projects in Bangalore have historically taken longer than initially announced. Price in some optimism, but don’t treat any of these as guaranteed near-term catalysts.

Frequently Asked Questions

Which is cheaper per square foot, Hennur Road or Hoskote? At entry-level pricing, Sobha Hennur currently works out to roughly ₹15,000–18,000 per sq. ft., while Sobha One World’s starting price implies a higher entry point of approximately ₹19,700 per sq. ft. — though Hoskote’s exact size-wise price table hasn’t been published yet, so this comparison is approximate.

Which project is closer to launch? Sobha Hennur is at the EOI stage with an expected launch between December 2026 and January 2027. Sobha One World has already applied for RERA registration, which generally signals it’s somewhat further along in the approval process, though an exact possession timeline hasn’t been confirmed for either.

Is Hoskote a good investment compared to more established corridors like Whitefield? Hoskote is often discussed as following a similar growth pattern to Whitefield’s own early years lower current pricing in exchange for a longer wait for infrastructure and demand to mature. Whether that trade-off suits you depends on your investment horizon; it isn’t a guaranteed outcome.

Can I register interest in both projects? Yes — at the pre-launch and EOI stages, there’s no cost or obligation to register interest in more than one project while you compare.

Do either of these projects have confirmed RERA numbers yet? Sobha One World has applied for RERA registration. Sobha Hennur’s RERA registration is yet to be filed, expected closer to its official launch.

So Which Corridor Actually Fits You?

It comes down to what you’re optimizing for:

Want shorter commute times and an already-established neighborhood today?  Sobha Hennur’s full price list and floor plans are the better starting point.

Comfortable with a longer growth timeline in exchange for scale and a lower current entry barrier relative to the corridor’s long-term potential? Sobha One World’s phase-wise details are worth a closer look.

Still deciding? Both are early-stage enough that registering interest in either — or both — costs nothing right now, while more details get confirmed on each side.

As always, treat all pre-launch figures here as directional, verify RERA status directly before making any commitment, and compare both against other active projects in their respective corridors before deciding.

This post reflects pre-launch information as of [October] for both projects and is subject to change pending each developer’s official announcements.

Sobha One World Payment Plan and RERA: A Buyer's Guide

Contents

Buying a home in a project that will be handed over in 2032 or 2033 is mostly a question of money and paperwork. How much do you pay, and when? Which registration protects you? What happens to your cash flow while you wait?

This guide walks through the Sobha One World payment plan and its RERA registrations in plain language, with a few worked examples you can adapt to your own numbers. For current prices and availability, see the Sobha One World Hoskote page.

How the 10-10-80 payment plan works

Sobha One World follows a construction-linked plan:

10% at booking

10% at the Agreement of Sale, signed within 30 to 45 days of booking

80% linked to construction milestones

The project page lists booking amounts of ₹4 to ₹5 lakh for a 2 Bed, ₹8 lakh for a 3 Bed and ₹10 lakh for a 4 Bed. Ask whether the booking amount is adjusted against the first 10%, and get the answer in writing.

The important part is the 80%. It is not due on fixed calendar dates. It falls due when the builder completes each construction stage listed in your agreement. That means your payments follow the building, not the calendar: if construction moves faster, instalments arrive sooner, and if it slows down, they arrive later.

A simple illustration

This is a made-up apartment priced at ₹1 crore, only to show the shape of the plan. It is not a Sobha price.

₹80 lakh, in stages

You pay ₹20 lakh early. The remaining ₹80 lakh is spread across the build, so your outgo rises gradually instead of arriving in one lump.

What happens if you take a home loan

With a construction-linked plan, the bank doesn’t hand over the whole loan on day one. It releases money in stages, as each instalment falls due. You pay interest only on the amount released so far. This interest-only phase is often called a pre-EMI. The full EMI starts once the loan is fully disbursed.

For example, if ₹50 lakh of your loan has been released and the rate is 7.5%, your monthly interest comes to about ₹31,000. It grows as more is released.

What a full EMI looks like

The table shows the monthly EMI for each ₹1 crore of loan. Multiply it to fit your own loan amount.

On a ₹1 crore loan at 7.5% over 20 years you would repay about ₹1.93 crore in total, which includes roughly ₹93 lakh of interest. A longer tenure lowers the EMI but raises the total interest.

How much the bank will lend. Banks finance only part of the price, and the share depends on the loan size and the lender. The RBI sets maximum loan-to-value ratios that get tighter as loans get larger. Before you plan your down payment, ask your bank for the exact amount it will sanction for the unit you want.

Your wing decides your RERA registration and possession date

Sobha One World isn’t registered as a single project. It has six RERA registrations, one for each phase, and each phase has its own possession date. Find your wing in the table to see which one applies to you.

All six were registered on 8 May 2026. The gap between the earliest and latest possession is more than a year, so the wing you choose matters for your planning.

How to check a registration yourself

Go to the Karnataka RERA website, rera.karnataka.gov.in.

Search for the registration number of your wing’s phase.

Check that the promoter’s name, the project name and the location match what you were told.

Check the completion date. It should match the possession date in your agreement.

Look for the progress updates the promoter has uploaded, and compare them with what you see on site.

Two protections worth knowing about

The 70% escrow rule. Under the RERA Act, a promoter must put 70% of the money collected from buyers into a separate bank account and use it only for that project’s construction and land costs.

The 10% limit before an agreement. A promoter can’t take more than 10% of the price from you as an advance without first signing a written agreement for sale. That is why the plan has a 10% booking payment followed by a registered agreement of sale.

This is general information, not legal advice.

What the possession date means for your cash flow

If you rent today, you’ll probably be paying rent and the loan’s interest for years at the same time. A rough way to plan it:

Monthly outgo before possession = rent + pre-EMI (interest on the amount released so far) + any instalments you pay from savings

Add up that figure for each year until possession, then compare it with what you can comfortably pay. If the number looks stretched in the later years, pick an earlier wing or a smaller layout. For the layouts available, see our comparison of Sobha One World floor plans.

Before you sign the Agreement of Sale

The carpet area in the agreement matches the official plan for your unit.

The possession date matches the RERA registration for your wing.

The payment schedule names each milestone and the percentage due at each.

Parking, GST, floor-rise and other charges are itemised, and you know the total.

The delay and cancellation terms are clear, including any interest on delays.

Someone you trust, such as a lawyer, has read the agreement.

Frequently asked questions

What is the Sobha One World payment plan? It is construction-linked: 10% at booking, 10% at the Agreement of Sale, and 80% in instalments tied to construction milestones.

When is possession? It is phased from 31 July 2032 for Wings 1 and 2 to 30 September 2033 for Wings 5 to 8, depending on your wing.

How many RERA registrations does Sobha One World have? Six, one for each phase. All were registered on 8 May 2026.

Do I pay the full EMI from the start? Usually not. With a construction-linked plan, most banks release the loan in stages, and you pay interest only on the amount released until it is fully disbursed.

Where can I see the current price and availability? On the Sobha One World Hoskote page. You can also read our guide to the roads and metro projects around Hoskote.

Most floor plan pages list the same square footage table and stop there. That table tells you what you pay for, but not how a home will live. A 1,500 sq. ft. flat can have generous bedrooms and a tight living room, or the other way round.

So we took the room dimensions printed on the official Sobha One World plans, multiplied them out, and compared the six layouts currently on offer. What follows is our own analysis of those numbers and a simple way to pick the layout that matches your household. For project details, RERA numbers and availability, see the Sobha One World Hoskote page.

The numbers, side by side

Super built-up area (SBA) and carpet area come straight from the official plans. The room areas are our calculation (length × width of each room, rounded), so treat them as close approximations rather than registered figures.

The 1 Bed Luxe (734 sq. ft. SBA) is sold out at the time of writing, so it isn’t compared here.

What the numbers show

“Grande” gives you about 15% more carpet per bedroom. Divide carpet area by the number of bedrooms, and the Luxe layouts land at roughly 320 sq. ft. per bedroom, while the Grande layouts reach roughly 370. The extra space goes into living areas and balconies, not into much bigger bedrooms.

The 3-Bed Luxe is the bedroom-heavy layout. About 43% of its carpet area is bedrooms, against about 36% in the 3 Bed Grande. Two of its three bedrooms are the same size at about 141 sq. ft. each. If you want three real bedrooms at a smaller footprint, this is the one to look at.

The jump in living space comes at 3 Bed Grande. The living and dining area goes from about 209 sq. ft. in the 3 Bed Luxe to about 271 sq. ft. in the 3 Bed Grande, a rise of nearly 30%, and the room becomes a long space of more than 23 feet. The 4-Bed Luxe has the same living room size.

3-bed Grande and above are the only layouts with a second balcony. The combined balcony area more than doubles, from about 33 sq. ft. to 83 sq. ft. or more. If outdoor space matters to you, this is a bigger difference than the headline SBA suggests.

Only the 2-bed Luxe has no separate utility room. The official plan shows no separate utility area, so ask on site where a washing machine and dishwasher would go.

Which layout fits which household

A couple or a first home. The 2 Bed Luxe is the leanest option, with two bedrooms of about 120 sq. ft. each and a living-dining area of about 174 sq. ft. If you can stretch to the 2-bed Grande, you gain a utility room and a slightly larger living area for about 140 sq. ft. more SBA.

A small family with children. The 3-bed Luxe suits a family that wants three bedrooms without paying for an extra living area. The 2-bed Grande works if two bedrooms are enough and you’d rather have the utility room and more floor space for the living area.

Working from home. Look for a layout where a bedroom can become an office without crowding anyone. In the 3 Bed Luxe, two same-size bedrooms make that easy. In the 4-bed layouts, the fourth bedroom can serve as a dedicated study.

A larger or joint family. The 4-bed Luxe and 4-bed Grande both have four bedrooms of broadly similar size, which makes it easier to share rooms fairly. The Grande adds a powder room for visitors and a bigger living-dining area at about 295 sq. ft.

Someone who entertains. The living and dining area is the number one to watch. At about 271 sq. ft., the 3-bed Grande gives you as much entertaining space as the 4-bed Luxe for a smaller SBA.

What the plans don’t tell you

Wing and floor. Each plan is printed for one sample wing. Areas vary slightly by wing, and the 3 Bed Grande ranges from 1,735 to 1,838 sq. ft. SBA across wings.

Views and light. A plan shows walls and doors, not what you see from the window.

Ceiling height and finishes. You can only judge these in the model apartment.

Furniture fit. Print the plan and sketch your sofa, dining table and beds at scale before you decide.

Questions to ask on a site visit

Which wing and floor is this unit, and what is its exact SBA?

Which direction does the living room face?

Can I see the layout of the exact unit, not just the sample plan?

What is included in the price, and what is extra?

When is possession for this wing?

Frequently asked questions

How many layouts does Sobha One World have? Seven were launched, from a 1-bed luxe to a 4-bed grande. The 1 Bed Luxe is sold out at the time of writing.

Which layout has the most carpet area? The 4 Bed Grande, with about 1,488 sq. ft. of carpet area.

Which 3 BHK is better, Luxe or Grande? It depends on what you value. The Luxe puts more of its area into bedrooms. The Grande puts more into the living area and a second balcony.

Do all layouts have a utility room? Every layout from the 2 Bed Grande upwards does. The 2 Bed Luxe plan doesn’t show a separate one.

Hoskote Infrastructure Guide: STRR, Chennai Expressway, Peripheral Ring Road and the Purple Line

Contents

If you are looking at homes in Hoskote, the roads and metro lines around it matter as much as the project itself. They decide how long your commute is, how easily family can visit, and how the area may change over the 6 to 7 years before a new launch like Sobha One World is handed over.

This guide covers the four projects people ask about most: the Satellite Town Ring Road, the Bengaluru–Chennai Expressway, the Peripheral Ring Road and the proposed Purple Line metro extension. For each one you’ll see what it is, what is planned, and how far it is from Sobha One World Hoskote. Distances and times come from the official Sobha OneWorld brochure. Timelines for public projects change, so check the authority named in each section for the latest status.

Where Hoskote sits

Hoskote lies on NH-75 (Old Madras Road), on the eastern edge of Bengaluru. Sobha One World is on Old Madras Road, near the Hoskote Toll Gate. Typical drive times from the project are around 20–25 minutes to Whitefield and ITPL and about 20 minutes to KR Puram, 17–20 minutes to Kadugodi metro station and about 45 minutes to Kempegowda International Airport. For the full list, see the Sobha One World location details.

1. Satellite Town Ring Road (STRR)

What it is: a ring road planned to connect 12 satellite towns around Bengaluru, including Dobbaspet, Doddaballapura, Devanahalli, Sulibele, Hoskote, Sarjapura, Attibele, Anekal, Tattekere, Kanakapura, Ramanagara and Magadi.

Distance from the project: about 10 minutes, per the Sobha brochure.

Status: the Sobha brochure lists it among the upcoming developments around the project. Sections are being delivered in stages, so check NHAI for the status of each one.

Why it matters for Hoskote: it links Hoskote to other towns on the ring without going through central Bengaluru.

2. Bengaluru–Chennai Expressway

What it is: an expressway that starts near Hoskote on NH-75 and runs towards Chennai.

Distance from the project: about 10 minutes, per the Sobha brochure.

Status: the Sobha brochure gives early 2027 as the launch date and says it will bring Chennai within roughly a 3-hour drive. Check NHAI for the status of each stretch.

Why it matters for Hoskote: it makes regional travel easier. It doesn’t change the daily commute into Whitefield or the city.

3. Peripheral Ring Road (Bengaluru Business Corridor)

What it is: a 116 km bypass planned by integrating the Peripheral Ring Road with NICE Road to ease travel across Bengaluru.

Distance from the project: about 8 minutes west, per the Sobha brochure.

Status: the brochure describes a proposed phase 2 that would cut intercity travel time further. Treat phase 2 as a proposal.

Why it matters for Hoskote: it adds another route that avoids the inner city.

4. Purple Line metro extension

What it is: the Purple Line is a 43 km line from Challaghatta to Whitefield. The extension in question is a proposed 16 km stretch from KR Puram to Hoskote.

Distance from the project: the brochure says an upcoming station near the Hoskote Toll Gate would be within walking distance of the project.

Status: proposed, not confirmed. Today the nearest operating station is Whitefield (Kadugodi), about 17–20 minutes by road.

Why it matters for Hoskote: if built, it would give Hoskote a direct metro link. Until it is approved and funded, plan around road travel.

What this means if you are buying

Match the timeline to your own. Possession at Sobha One World is phased from 2032 to 2033 under its RERA registrations. If your plan is to move in within two years, this isn’t the right project, whatever the infrastructure does.

Separate built from proposed. A road that is open is a fact. A metro stretch that is proposed isn’t. Make decisions on the first and treat the second as a possible upside.

Don’t treat infrastructure as a return guarantee. Roads and metro lines can improve access, but prices depend on many other things. Compare the cost sheet, the RERA details and your budget.

Visit at different times. Drive the route from your office to the site at your usual commute hour before you decide.

If you want to see what is being built, the project details, floor plans and RERA numbers are on the Sobha One World Hoskote page, and you can book a site visit to see the location yourself.

Frequently asked questions

Is there a metro to Hoskote? Not yet. A 16 km Purple Line extension from KR Puram to Hoskote has been proposed, with a station planned near the Hoskote Toll Gate. The nearest operating station today is Whitefield (Kadugodi).

How far is Hoskote from Whitefield? From Sobha One World, the drive to Whitefield and ITPL is typically around 20–25 minutes, depending on traffic.

When will the Bengaluru–Chennai Expressway open? Sobha’s brochure gives early 2027 as the launch date. Check NHAI for the current status of each stretch.

What is the Satellite Town Ring Road? A ring road planned to connect 12 satellite towns around Bengaluru, including Hoskote, Devanahalli, Sarjapura and Anekal.

Does new infrastructure guarantee higher property prices? No. It can improve access, but prices depend on supply, demand, the developer, the timeline and the wider market.

Sobha Hennur Price & Investment Guide: What Buyers Need to Know

Contents

If you’ve been tracking North Bangalore’s property market, you’ve probably noticed Sobha Hennur coming up more often lately. It’s one of the larger pre-launch developments planned for the Hennur Road corridor, and a lot of the early interest is coming from people trying to answer one practical question: is this actually worth getting into at the pre-launch stage, and what will it realistically cost?

Here’s a straightforward breakdown of the pricing, what you’re getting for it, and how to think about it as a potential investment.

What’s Planned, in Brief

Sobha Hennur is designed as an integrated township across roughly 50 acres, with 12 residential towers (24 wings total) and a separate block dedicated to office space, service apartments, and a retail/food mall. Altogether, the development is expected to house close to 4,000 homes across 1, 2, 3, and 4 BHK layouts.

Tentative Pricing by Configuration

Based on current pre-launch information, here’s the approximate price range by unit size:

1 BHK (750 sq. ft.) — starting around ₹1.1 Cr

2 BHK (1,000–1,250 sq. ft.) — roughly ₹1.8–2.1 Cr

3 BHK (1,600–1,900 sq. ft.) — roughly ₹2.6–2.9 Cr

4 BHK (2,200–2,500 sq. ft.) — roughly ₹3.4–3.9 Cr

These are tentative, all-inclusive figures and will only be finalized once RERA registration goes through — treat them as a planning reference rather than a locked-in number. The full, regularly updated price list and floor plans are maintained on the project’s main page as new details come in.

Why the Pricing Looks the Way It Does

Pre-launch pricing is almost always set lower than what a comparable, ready-to-move property in the same corridor would cost — that’s the core trade-off buyers are making at this stage: a longer wait and a construction-linked payment schedule, in exchange for lower entry pricing and first access to unit selection.

A few factors specific to this location are also feeding into demand:

  • Manyata Tech Park is about 12–15 minutes away, relevant for anyone currently commuting further
  • Kempegowda International Airport is roughly a 30-minute drive via Hennur-Bagalur Road
  • The Hebbal flyover already eases access to central Bangalore, with planned Namma Metro connectivity expected to help further
  • A dedicated retail and commercial block within the township means some daily conveniences won’t require leaving the development at all

Thinking About This as an Investment

Whether a pre-launch project like this makes sense for you really comes down to your own timeline and goals, so it’s worth being clear-eyed rather than taking pricing at face value:

If you’re buying to live in it: the lower entry price and choice of unit/floor at the pre-launch stage are the main advantages, offset by a multi-year wait for possession.

If you’re buying for appreciation or rental yield: returns in a pre-launch corridor like this depend heavily on how the surrounding infrastructure (metro, PRR, commercial growth) actually develops over the next several years not something any marketing material, including this one, can guarantee. It’s worth doing your own research into comparable completed projects nearby and their actual resale/rental performance before treating any number as a given.

This isn’t financial advice — just context to weigh alongside your own due diligence and, ideally, a conversation with a financial or real estate advisor before committing.

Common Questions

Is the pricing fixed, or will it change? Nothing is locked in until RERA registration and the official launch. Current figures are tentative and provided for planning purposes.

What’s the realistic timeline before possession? The project is currently at the pre-launch/EOI stage, with launch expected between December 2026 and January 2027. Possession would follow construction, typically several years after launch for a development of this scale — an exact date hasn’t been announced yet.

Can I register interest before the official launch? Yes — Sobha is currently collecting Expressions of Interest (EOI) ahead of the formal launch. Registering early typically means priority access to unit selection once bookings open.

Where to Go From Here

If the pricing here fits what you’re looking for, the complete project details — price list, floor plans, and FAQ — are kept up to date on the main Sobha Hennur page, including whatever gets confirmed as the launch date approaches.

This post reflects pre-launch, EOI-stage information as of [October] and is subject to change pending the developer’s official announcement.

Sobha Hennur New Launch: What We Know About North Bangalore's Upcoming 50-Acre Township

Contents

Hennur Road has been one of North Bangalore’s quieter success stories — close enough to Manyata Tech Park and the Hebbal flyover to matter for commuters, but without the congestion that’s made some of the city’s older IT corridors harder to live in. Over the past year, that combination has started pulling in serious developer interest, and the project generating the most questions right now is Sobha Group’s upcoming township simply known as Sobha Hennur.

Here’s a straight rundown of what’s actually confirmed so far and what’s still pending

The Scale of the Project

Sobha Hennur is planned across approximately 50 acres on Hennur Main Road (Hennur–Baglur Road), designed around 12 residential towers spanning 24 wings, with the tallest blocks rising up to G+42 floors. Beyond the residential towers, a separate block is dedicated to office space, service apartments, and a retail/food mall — so the development is built as a self-contained live-work-shop community rather than a purely residential block.

Put together, the township is expected to house close to 4,000 homes across 1, 2, 3, and 4 BHK configurations, ranging from compact 750 sq. ft. units to spacious 2,500 sq. ft. layouts. For the exact size-wise breakdown and tentative pricing for each configuration, the full Sobha Hennur price list and floor plans are laid out on the project’s main page.

Where Things Stand Right Now

Sobha Hennur is currently at the pre-launch / Expression of Interest (EOI) stage. RERA registration hasn’t been filed yet and is expected to be closer to the official launch, which is currently anticipated to be between December 2026 and January 2027. None of the pricing, tower count, or unit mix is final until that registration goes through — so treat current figures as directional rather than locked in.

That said, registering an EOI early is worth considering if you’re seriously interested: pre-launch registrants typically get first access to unit selection once bookings open, along with whatever launch-day pricing incentives the developer offers.

How It Compares to Sobha Victoria Park

If you’ve been researching Sobha’s footprint in this part of Bangalore, you’ve probably also come across Sobha Victoria Park, the developer’s existing, already-active project nearby. The two aren’t competing for the same buyer in quite the way it might first appear — Victoria Park is a completed, ready-to-move (or near-ready) development with its own established pricing, while Sobha Hennur is still pre-launch, which means a different risk/reward profile: typically lower entry pricing in exchange for a longer wait and construction-linked payment schedule.

If you’re weighing the two against each other, the side-by-side comparison on the Hennur project page breaks down land area, configurations, and pricing for both, so you can see exactly where they diverge.

Why This Stretch of Hennur Road Specifically

A few practical factors are driving interest in this corridor right now:

  • Manyata Tech Park is roughly 12–15 minutes away, which matters for anyone currently making a longer commute from further south in the city
  • Kempegowda International Airport is about a 30-minute drive via Hennur-Bagalur Road
  • The Hebbal flyover already smooths out access to central Bangalore, and planned Namma Metro connectivity is expected to improve things further
  • Large-scale developer commitments like this one are usually a signal that a corridor is being bet on for the next decade, not just the current launch cycle

Quick Answers to What People Are Asking

How many floors will the towers have? The tallest blocks are planned at G+42 floors (roughly 130 metres), among the taller residential developments in this part of Bangalore.

Is this the right project to buy into for rental yield, or for end-use? Pre-launch projects in emerging corridors like this one are typically bought for a mix of both — early investors betting on appreciation as the surrounding infrastructure matures and end-users drawn to the lower entry pricing versus a ready-to-move property in the same micro-market. It’s worth weighing your own time horizon before deciding which category you fall into.

What’s actually confirmed vs. still tentative? Land area, tower count, and unit configurations are reasonably firm based on current planning documents. Pricing, possession timeline, and RERA details are still pending official confirmation. The complete, regularly updated FAQ on the main project page covers this in more depth and gets refreshed as new information comes in.

Should You Register Your Interest Now?

If Hennur Road is already on your shortlist, there’s little downside to registering early — it costs nothing at the EOI stage and typically secures priority access once the project formally launches. If you’re still comparing it against other North Bangalore options, it’s worth reviewing the full project details, price list, and master plan before deciding where Sobha Hennur fits into your shortlist.

We’ll keep this post updated as the official launch date, RERA registration, and final pricing get confirmed.
