The 4.1-acre plot works out to roughly 58 homes per acre, on the lower end for a project marketed as luxury in central Hyderabad, and that shows up directly in the floor plate: 4 units per floor across all 4 towers, with 2 basement levels reserved for parking and 2 stilt levels above ground before the residential floors begin. Each tower runs to 15 residential floors.
That low density carries through the rest of the master plan too. Every residential unit, along with the main entrance and the shared facilities, follows Vastu principles as a baseline rather than a later addition. Tower placement is angled deliberately so units do not look directly into a neighboring balcony, a genuine point of difference from the tightly packed apartment blocks common across older parts of central Hyderabad. Vehicle movement within the compound is also restricted to a single marked route, which keeps the jogging track, the play areas, and the general walking paths free of car traffic.
The clubhouse sits outside this footprint entirely. The Peninsula Club is a standalone, 6 storey building rather than a wing attached to one of the residential towers, which means its rooftop pool and lakeview deck get a clear sightline over Hussain Sagar that a tower-mounted amenity deck typically would not.

On the landscape side, the entrance sequence runs through Waterfall Drive before opening into Harbour Plaza, a lawn and seating zone built around meandering water features. For children, the standout feature is Canyon Cove, a play zone recessed below the surrounding ground level that gives younger residents their own dedicated stretch for sand play, climbing, and platform games, away from the main walkways. A kids’ climbing wall sits nearby as its own separate feature, and a seniors’ cabana elsewhere in the outdoor zone gives older residents a quieter corner of their own.
Near the towers, Splash Pool and Galleria Bay function as a secondary, more casual pool and gathering zone, distinct from the rooftop pool at the clubhouse.
The Peninsula Club itself, across its 6 floors, houses a Grand Entrance Lobby, a Multipurpose Hall, a Sports Lounge, an Indoor Games room, and a Kids’ Playroom on the lower levels, with a Gym, a Yoga and Aerobics Room, and a Badminton Court higher up, capped by the Rooftop Swimming Pool at the very top.
The fit and finish choices inside each home matter just as much as the shared amenities. Every kitchen has a built-in gas leak detector as standard. In the bathrooms, a rain shower comes fitted along with space left for a bench, and SOBHA separates the wet and dry zones at the design stage specifically to head off the seepage problems that show up in a lot of Hyderabad’s older apartment stock over time. The exterior walls run 5 layers deep for crack resistance, and every balcony carries a corrosion-resistant rail finished in stone.
Somajiguda sits in what is arguably Hyderabad’s most established central address, bordering Banjara Hills and Punjagutta and running along the western edge of Hussain Sagar Lake. It has been a hospital, education, and government hub for decades rather than a corridor still being built out, which is a genuinely different value proposition from the newer western IT corridors like Gachibowli, Kokapet, or the Financial District.
That maturity shows up in what is already standing here rather than in what is planned. Hospitals, established schools, and 2 Hyderabad Metro Red Line stations, Irrum Manzil and Punjagutta, all sit within a few kilometers, and both stations have been running since 2017 and 2018 respectively, not proposed additions to some future phase. HITEC City and the Financial District are farther out, roughly 10 to 12 km, so this is a central address with access to the IT corridors rather than a home inside them, a meaningfully different pitch worth being upfront about. On the investment side, independent market trackers reported roughly Rs 8,500 crore in Hyderabad home sales priced above Rs 10 crore during FY26 alone, a multi-year high for the city’s high-end segment. SOBHA Waterfront’s own pricing sits below that ultra-luxury bracket at its stated starting point, but the broader trend still matters here: it points to real capital moving into Hyderabad’s premium housing market generally, not only its newest suburbs.
